Solar can be greatābut if you’re selling a home in Tampa, Hunterās Green, or New Tampa with leased or financed panels, you need to be ahead of the curve. Because hereās the hard truth:
Sellers are often shocked to learn they donāt actually āownā the solarāand neither can the buyer unless they qualify.
Iāve had listing appointments where sellers didnāt even know the name of the solar companyājust that the system was āincluded.ā And that lack of clarity? It can tank buyer confidence.
Letās talk about what you need to know before listing a solar-equipped home thatās not paid off.
ā ļø 1. Leased Panels = A Contract That Has to Be Transferred
If you leased your system, thereās a contract in placeāusually 20ā25 years. That lease must be assumed by the buyer, which involves:
-
Reviewing the terms
-
Passing a credit check
-
Meeting loan-to-value (LTV) requirements with their lender
Iāve had buyers get approved for a mortgage⦠but denied the solar lease assumption. That creates a major speed bumpāor forces sellers to buy out the lease to keep the deal alive.
š§¾ 2. Financed Panels Arenāt Always Better
Financed systems may technically be ownedābut they come with a lien or UCC filing. That means:
-
The lender must be paid off at closing (unless the buyer assumes the loan)
-
Some buyers donāt qualify to take over the loan, or simply donāt want the added debt
And most importantly? These liens must be cleared or addressed before you close.
š 3. What You Need to Do Before You List
If youāre not sure who owns your solar, find out now. I recommend:
-
Calling the solar company for a copy of the agreement
-
Asking for the current buyout or payoff balance
-
Getting contact info for the transfer department
When I list homes with solar, I make sure we know exactly what weāre dealing with. That way, there are no surprises mid-transaction.
From Someone Whoās Learned This the Hard Way (For You)
Iām Whitney Lohr, a Tampa Realtor whoās been through solar panel chaos more than once. Iāve seen clean deals fall apart over vague leases and unknown liensāand Iāve also helped sellers navigate it smoothly by being proactive.
If you have solar and arenāt sure where you stand, letās talk before you list. It could save you time, money, and your buyer.
