What Happens After You Accept an Offer on Your Tampa Home? Whitney Lohr, Realtor, Walks You Through It

Getting an offer on your home is exciting—but what happens after you accept it? Many Tampa sellers are surprised by how much still needs to happen before the closing table.

As your trusted local Realtor, I guide my clients through every step of the process. Here’s a clear breakdown of what to expect once your home goes under contract.

📝 Step-by-Step: What Happens After You Accept an Offer

  1. Contract Execution
Once you and the buyer sign, the home is officially “under contract.” The buyer typically puts down an escrow deposit within 1–3 business days.

  2. Inspections
The buyer schedules a home inspection, usually within the first 7–10 days. Additional inspections may follow (roof, WDO, HVAC, etc.).

  3. Repair Negotiations (if any)
Based on the inspection report, the buyer may request repairs or credits. As your agent, I help you navigate these negotiations to protect your bottom line.

  4. Appraisal
If the buyer is financing, the lender orders an appraisal. The sale must appraise at or above the contract price unless otherwise negotiated.

  5. Title & HOA Processing
The title company begins preparing closing documents and verifying legal ownership. If your home is in an HOA, estoppel and document requests are handled.

  6. Final Walkthrough & Closing
A day or two before closing, the buyer does a final walkthrough. Then, all parties sign closing documents—either in person or remotely.

🕒 Typical Timeline in Tampa

From contract to closing, most Tampa home sales take 30 to 45 days, depending on financing, inspections, and negotiation speed. Cash deals may close in as little as 7–14 days.
