What Should You Fix Before Selling Your House in Tampa? My No-Fluff List

Let’s face it—when you’re getting ready to sell, every squeaky door and outdated light fixture suddenly screams, “Fix me!” But not every project is worth your time or money.
After helping hundreds of Tampa homeowners prep their listings, here’s what I tell my sellers: You don’t have to do everything. You just need to focus on the right things.
🔧 My Go-To List of Fixes That Actually Matter
These are the small-to-mid fixes that buyers notice—and more importantly, care about:

Paint touch-ups or full repainting (neutral colors)
Think Sherwin-Williams Agreeable Gray or something soft and warm. It’s cheap, it’s fresh, and it works. -
Replace foggy or cracked windows
Super common in Tampa with all the humidity. A clear view makes a big difference in how your home feels. -
Fix minor plumbing issues
Dripping faucet? Running toilet? Buyers see these and assume bigger problems. Get them done. -
Address scuffed floors or dirty grout
If the flooring is rough, get it cleaned or replaced. You don’t have to go luxury—just make it look clean and cared for. -
Clean up exterior curb appeal
Pressure wash, lay fresh mulch, and paint the front door. It’s the first impression—and in Tampa, we sell sunshine. 🌴
💡 Skip These Unless Your Home Really Needs It
Not everything needs a fix before listing. I don’t usually recommend:

Full kitchen or bath remodels (the ROI’s not there unless the house is high-end)

Major landscaping overhauls

New roofs or AC units unless absolutely necessary for financing or inspections
In some cases, you’ll get better results with staging and smart pricing than sinking cash into big updates.
